Standard Specifications

1) Plans & Permits
· 5 sets custom plans including basement floor plan, main floor plan, the 4 elevations and a typical section
· 7 year Atlantic New Home Warranty

2) a. Concrete Foundation & Floors

· Pre-excavation site visit with the customer to establish proper grade, depth, & drainage
· 8" x 16" poured concrete footings
· 8" poured concrete walls
· 8" x 26" x 26" post pads for jackpost pads as required by the plans
· 8" x 16" poured concrete center footing as required by the plans
· Placing and finishing 3" poured concrete floor for the house
· Placing and finishing 3 1/2" poured concrete floor for the garage
· Supply and place deck blocks as required for the front ,side and patio deck support
· Labor & material to put 1 coat of foundation coating an all exterior concrete house walls
· Leveling and compacting house and garage floors prior to pouring the floors
· Laying 6 mil poly under house floor prior to pouring
· Applicable pumper charges

b. Foundation Materials

· Plastic cement, foundation coating and roller applicator
· 36" x 20" natural pine basement windows (quantity as specified by plan)
· 6 mil poly for under the concrete floor

3) Floor System

· 2X10 Kiln Dried Spruce Floor System
· ¾" tongue and groove Edge gold for floor sheathing
· PL 400 floor adhesive and 1 3/4" deck screws for floor sheathing
· 1 x 4 ribbon as required by code
· 3/8" Fiber Rock underlay for all vinyl floor areas
· 1/2" standard spruce plywood for all ceramic tiled floor areas

4) Exterior Walls

· 2 X 6 kiln dried studding and plates
· 7/16" OSB sheathing panels
· Tyvek building paper, including typar tape and 3/8" staples

5) Roof Systems

· Pre manufactured trusses to suit plans
· 1 x 4 truss bracing
· 1 x 4 ceiling strapping
· 25 year 235 lb. asphalt roofing shingles
· White aluminum eave starter for eaves and gable roof areas
· Ice & water shield for starter under layment and valleys
· Aluminum flashing for end, gable, hip walls as required

6) Exterior Finish

· Colored vinyl siding and white accessories
· Perforated white vinyl soffit
· White aluminum fascia
· Vinyl shutters for house front
· Ridge vent ventilation
· Dryer mounts & mounting plates for exterior lights, plugs, taps, etc. . . . .
· Where required, paint grade exterior finish to be #1 kiln-dried Eastern White Pine

7) Interior Walls

· 2 x 4 kiln dried studding and plates
· all interior carrying walls to be kiln dried 2 x 6 kiln dried studding and plates

8) Insulation

· R20-15" fiberglass batts for all exterior walls
· R40 cellulose blown-in insulation for ceilings
· 6 mil CMHC-approved poly-vapour barrier
· insulation accessories including staples, tape, acoustical sealant, weathershield stops and enerfoam

9) Drywall

· 1/2" drywall for all interior walls, exterior walls and ceilings
· 1 1/4" drywall screws

10) Crackfilling

· Drywall accessories, including Sheetrock 90, Premix, fibatape and papertape

11) Paint

· 1 coat PARA "Prime Tech Primer Sealer #5799" for all drywall
· 1 coat PARA "Interior Latex Flat White #1900" for ceilings
· 1 coat PARA "Ultra Eggshell Latex #8090" for all walls
· 1 coat PARA "Super Stick Latex Primer # 777" for all trim and doors
· 2 coats PARA "Ultra Semi-gloss Latex #8300" for all trim and doors
· 2 coats PARA "Ultra Velvet Exterior Acrylic Latex #7000" for all exterior doors
· Painter's caulk as recquired
· Paintbrushes, rollers and cleansers and other tools are the responsibilty of the painting contractor.

· 2 3/4" MDF colonial casing for doors and windows
· 4 1/8" MDF colonial baseboard
· 1 1/4" MDF colonial door stop
· 11/16" MDF furring for all exterior windows and doors

· 12 x 96 prefinished white closet shelving
· Vangaurd closet system c/w adjustable closet rods, covered with white vinyl rod covers

· 3" Brass Butt Hinges

· Kohler Brand, Belmont Single-hung or Casement PVC windows (as required to suit plan style)
· Kohler vinyl-clad, insulated door systems as follows:
· Front Door: 3.0 x 6.8 (Kohler 6E 189)
· Back and Side Doors: 2.8 x 6.8 (Kohler 6E 190 vent)
· Patio Doors: 5.0 x 6.8 vinyl sliding (If applicable)
· Garage Doors: Non-insulated (If applicable)

· Cost of temporary power during construction by owner (power will be applied for under owners name - should budget approx. $150.00 for temporary during construction)

· 200 amp service entrance
· hook-ups supplied for range, dishwasher, microwave, dryer, washer, bath fans, range hood, lighting fixtures and dryer vents

20) Heating

· 2 - 1500 watt baseboard heaters in unfinished basements

· Supply and install heat recovery ventilation system to building code specifications

22) Floor Covering

· Each home includes an allowance of $25/yd

23) Eavestrough

· Seamless aluminum eavestrough and downpipes

24) Final Clean Up

· Vacumning and scrubbing the floors
· Washing cabinets and plumbing fixtures
· Cleaning windows inside and out

GENERAL NOTES TO STANDARD BUILDING PACKAGE SPECIFICATIONS

A. Due to varying site conditions costs for EXCAVATION , SEWER and WATER have not been included in any of our prepriced packages. However with your input we would pleased to visit your lot to help you determine all of your site costs.
B. Materials to finish the basement area are not included in any of our pre-priced standard packages.
C. Attached garage and house common walls are drywalled only(not painted or crackfilled). All exterior garage walls are unfinished in our standard packages.
D. Split entries are priced to include drywall and insulation for 4' wood wall in basement. No material or labor is provided to crackfill or paint this pony wall.
